At  1st In Home Inspections, we offer thorough and complete home inspection services.

Ground level:  Starting at the grade, or ground, around the house, we check to ensure proper slope for drainage away from the home. Proper grading ensures no sitting water that would potentially cause increased foundation settling. We assess foundation type and the integrity of the floor system, looking for any deficiancies. 

Exterior:  The next step is to assess the exterior of the home. Cladding materials are examined for damage or system deficiencies. Windows and exterior doors are inspected to verify proper functionality and protection from moisture permeation. At that time we typically inspect any outdoor AC equipment as well.

Roof:  The roofing material and flashings are inspected, checking for: damage, deficiencies, and leaks. The installed roof framing is inspected. Any chimneys are inspected to ensure it is safe to use during the cold months. 

Interior: Starting at the bottom and working our way up through the home into the attic, we address the structure, floors, walls, ceilings. We look at fixed appliances like microwaves, ovens, and much more. 

Utilities:  We meticulously inspect the plumbing, electrical and HVAC. This ensures that not only are the components functioning, but they were installed correctly. This helps ensure the safety of you and your loved ones. 

Report:  Our reports are emailed to you on-site. That means no wait time. It means more time for you to have any additional assessments completed based on our recommendations. Our evaluation is then communicated through a detailed inspection report; which includes descriptions of all the systems in the home, as well as any recommended improvements. This report will assist you in prioritizing the recommended improvements and develop a blueprint for your future in the home. 

Ancillary Services:  We also inspect pier and beam foundations, pools, spas, septic systems, and irrigation systems. You need a WDI inspection? We got you covered! We charge a flat fee and sub it out to a trusted contractor.
