At 1st In Home Inspections, we do our best to answer all of your questions. Below you will find a list of what we have found to be the most frequently asked questions. If you have any questions that have not been answered below, do not hesistate to contact us.

A typical inspection should take 3 to 4 hours to complete. This can vary, given the current condition and size of the home, the accessibility of mechanical systems, etc. As a courtesy to sellers, we recommend that they be informed of the timeframe in a pre-purchase home inspection situation. Prior to us inspecting your home, we will send you a pre-inspection agreement which covers the scope of the inspection in detail.
We inspect the major systems of the house. These include the Roof, Exterior, Structure, Electrical, Heating, Cooling, Plumbing, Insulation, and Interior. If you so choose, we will also inspect you irrigation, septic, pools, and spas. Our goal is to identify any existing major problems that would affect a typical buyer's decision to purchase. Prior to us inspecting your home, we will send you a pre-inspection agreement which goes over the scope of the inspection in detail.
Home inspection costs vary depending on several factors, mainly the size of the home. Remember, you are considering a major purchase and your choice of home inspector should be based on getting the best value, not just the best price. The best inspectors put value on their skill level; be careful going with the lowest charging inspector. You get what you pay for.

While we do not prefer to have our customers follow along during the inspection, we do recommend you show up near the end of the inspection. At that point we will go over the findings of the inspection using the report and answer any questions you might have.
The more an inspector can concentrate, the more thorough the report. Arriving at the end of the inspection ensures the best results for the client.Feel free to do that to take notes, but that should not be necessary. We will document everything in a written report. You're encouraged to review the report with the inspector and ask questions for clarification.
Absolutely! You may want to bring some questions that you have been wondering regarding the home. If the inspector's comments or explanations are not clear, please ask for clarification.
Of course! Buying a home affects the whole tribe! We do ask, however, that as some homes are currently being resided in, that any children not be allowed to roam free through the home.
You do receive a written report. Our goal is to discuss the report with you at the end of the inspection, with the report being emailed to you on-site. We say this barring any internet conenction issues. If an inspection report requires additional time to complete, you will be advised of the situation. In that case, you will receive the report no later than 24 hours after the inspection.
We are not able to make that recommendation. Our goal is to report on the condition of the house, indicating potential repairs and expenses. Ultimately, it is your decision, but your agent is a great resource here.
We do not offer warrenties. Home inspections are snapshots of the home's condition on the day of inspection. However, we do offer a 200% customer satisfaction guarentee. That means: if you are unhappy with the services we provide, as in, we made a mistake or we failed to meet our standard of care, we will not only refund you for the inspection, but we will pay another inspector to re-inspect the home. We guarentee your satisfaction.
We are ready to serve you quickly. When scheduling online or over the phone, we will fit you in in the soonest available time slot. However, if you know out ahead of time when you need the inspection, you are better able to pick the date and time of your choice by scheduling early.
